The wrong pressure ruins a facade.
We come from commercial masonry, so we clean like the people who built the wall. Every new surface gets a test patch before full production.
| Surface | Method |
|---|---|
| Brick, block, stone | Masonry-safe detergent and dwell, then a wide-fan rinse |
| EIFS and stucco | Soft wash only. High pressure drives water behind the system. |
| Metal panel and ACM | Soft wash; sealant joints and coatings protected |
| Glass and storefront | Low-pressure rinse to remove mold and buildup; frames and sills washed |
| Concrete and pavers | Concrete cleaner and degreaser, then a rotary surface cleaner |
| Graffiti, any surface | Surface-specific remover and dwell, then a low-pressure rinse. Porous masonry can take more than one pass. |
Final methods are set for each site after a test patch.
From first call to clean building.

Built by people who build buildings.
Our roots are in commercial masonry. We know how a wall is put together, what a cleaner does to it, and what it costs to fix the damage when a washer gets it wrong.
Masonry know-how
Efflorescence and stained stone handled with the right chemistry, not just more pressure, and we'll tell you when it's coming from moisture in the wall.
Clean water practices
Storm drains protected and every site left the way the county expects.
Paperwork done right
COIs, W-9s, and vendor packets turned around fast, with your company named as additional insured when you need it.
One point of contact
You deal with one person from proposal to invoice. No call centers, no runaround.
Callbacks covered

Set it once
Annual agreements renew on your schedule, so the building stays clean without another bid.

Inspections, openings, new tenants, and property sales
Any service can go on any schedule, and plans can mix frequencies, like monthly pads with a spring and fall facade wash. Every plan is priced for your property after a site walk.
Northern Virginia and down I-95.
Commercial properties from Loudoun to Fredericksburg. Ask about properties outside these areas.
Straight answers before you ask.
What property managers usually want to know. Anything else, email us and you'll hear back within one business day.
What does it cost?
Every property is different, so we price after a free site walk. You get a written proposal with each service, how often, the price per visit and the yearly total, plus a one-time price to compare. Recurring plans cost less per visit than one-time cleanings.
Is the site walk really free?
Yes. We walk the property, measure each surface and send a written proposal. No cost and no obligation.
Are you insured? Can you send a COI?
Yes. Clearline carries general liability coverage, and you'll have a certificate of insurance, with your company named as additional insured if needed, before any work begins. Vendor packets and W-9s are turned around quickly.
Will cleaning damage my building?
Not when it's done right, and that's our background. Every new surface gets a test patch first. EIFS and stucco get soft washing only, glass gets a low-pressure rinse, and brick gets masonry-safe cleaners instead of more pressure. Existing damage is photographed before we start.
What about storm drains and wash water?
Storm drains near the work are protected on every visit, and we follow county stormwater rules. If a site needs wash water recovered, such as degreasing work near drains, we spell it out in the proposal.
Do you need anything from us?
Access to the work areas and an outdoor water spigot. We bring our own equipment. For parking areas, we'll ask that vehicles be moved from the section being cleaned.
When do you work? Will it disrupt tenants?
Daytime hours, including early mornings and weekends by arrangement. You get at least 48 hours notice before each visit, and we work section by section so entrances and parking stay open.
What if it rains?
We reschedule at no charge. Rain, freezing temperatures or high wind can affect the work, so we'll let you know and set a new date.
What if you miss a spot?
Tell us within seven days of the visit and we come back and fix it at no charge.
How do agreements work?
Recurring plans run 12 months from the first visit and renew automatically. Either side can cancel with 30 days written notice. One-time cleanings need no agreement.
How do you bill?
Each visit is invoiced when it's complete, with the photo report. Payment is due within 30 days.
Who does the work?
An experienced, insured crew with years of commercial masonry washing behind it. Chris Shearer, the owner, manages every account and is your one point of contact.
Do you clean windows?
We rinse mold and buildup off all glass as part of a building or storefront wash. We don't offer detailed, streak-free window cleaning.
Do you clean homes or do new construction?
We work on commercial properties only, not homes. New-construction washdown and properties outside our service area are case by case, so ask.
How fast can you start?
One-time cleanings and graffiti calls are scheduled as soon as the work and weather allow. Recurring plans start on the date in your proposal. Spring dates fill first.
Do you work in winter?
Washing pauses in freezing weather. Graffiti calls and dumpster pads are handled as the weather allows, and spring visits can be booked now so your dates are held.
Get a cleaning in before winter.
Or lock in your spring dates now, since spring fills first. Tell us about the property and we'll set up a free walk-through and send a written proposal. You'll hear back within one business day.
